About Newlands Holidays
The five star, family-run park at Newlands Holidays is set in 23 acres of grounds and surrounded by beautiful Dorset countryside. Popular with both families and couples, the site offers a wide range of accommodation spread across five fields. There is a range of camping and touring pitches, with electric hook-ups (10 amp on grass, 16 amp on hardstanding) and serviced hardstandings, as well as a number of camping pods, static caravans and wooden holiday lodges. It's also a dog friendly park.

Site rules and policies
Minimum deposit of £50 per week or 20% whichever is the greater per unit is required when booking, or total balance if the charge is less than £50 or the holiday start date
is within 28 days of arrival. Deposits are not refundable - see cancellation plan .
Book early to avoid disappointment, especially during School and Bank Holidays.
Cancellations and Alterations - Once we have confirmed your booking, administration fees of £25.00 will apply should you require us to amend or re-invoice
your booking for any reason. If you need to cancel your booking please telephone us immediately. Any amendments are subject to availability.
Refunds are only available with our Cancellation Plan.
CANCELLATION PLAN
No refunds are given except under the terms of the Cancellation Plan. We therefore cannot emphasise too strongly the wisdom of taking advantage of this plan. The cost is £15 per unit per week to be paid with deposit. We guarantee that this payment protects you up to and including the day before your holiday commences, against loss of monies already paid (excluding premium) due to redundancy, jury service, accident, injury, illness or death of any member of your party or close relative. (Supporting evidence e.g. Doctor's Certificate, Redundancy Notice is required).We can no longer offer our cancellation plan for group bookings and strongly advise you take out your own cancellation insurance as refunds cannot be given.

All accommodation at Newlands is Non Smoking.
WI-FI
We continue to invest heavily in this service however as Newlands is on a hillside with lots of trees and shrubs, and with many guests logging in at the same
time the service may not be as you have at home. Wi - Fi is available over most of the park. This allows you to browse the internet and to send and receive emails.
BOOKING CONDITIONS
We reserve the right to alter prices without further notice due to circumstances beyond our control.

A 10-mile per hour speed limit is enforced throughout the park and guests are expected to comply with this rule to ensure a safe environment for everyone.
Authority for the Park is vested in the Park Manager. He is responsible for the smooth running of the Park and the welfare of its occupants. In this connection he is empowered to refuse entry to, or the use of the park by any person who in his opinion is not able to take charge, and should he consider it necessary request the removal of any person, caravan, tent or vehicle. Newlands is a Family Park. Radios and musical instruments must not be used to the annoyance of other park users. Noise or unruly conduct will not be tolerated and offenders will be required to leave the park. The refund of the appropriate portion of any site rental shall be sufficient discharge of all obligations to any person who is required to vacate the park. Newlands operates a zero tolerance policy to abusive behaviour. Charcoal BBQ's are allowed if raised off the ground. Open and Pit fires are not permitted.
The number of persons including babies must not exceed the number of persons the accommodation is designed for.
Non-swimmers and children under the age of 15 must be accompanied by a responsible adult in the swimming pools. During very busy periods it may be necessary to place a restriction on the time spent in the swimming pools. It is requested that babies and non toilet trained toddler's wear swim nappies. All young single sex or mixed parties must seek prior approval from Newlands & may be charged a security deposit in cash on arrival. All children under 7 years of age must be adequately supervised by an adult when attending the entertainment complex.
Occasionally routine maintenance has to be carried out and facilities may have to be closed. Any necessary disruption will be kept to a minimum.
Exclusions
1. Newlands Holiday Park shall not be liable for any loss or damage to any property, including motor vehicles and motor cycles and the like, however caused, resulting from or caused by negligence, wilful act, omission or otherwise of Newlands Holiday Park or individual Companies operating on the Holiday Park, their servants, agents or concessionaires, or of guest, residents, occupiers or invitees.
2. Neither Newlands Holiday Park nor any individual Company operating on the Holiday Park, nor any subsidiary or associated Company thereof shall be liable for any death, injury, loss or damage, directly or indirectly sustained by or occasioned to any person (including persons under the age of 18 years) save insofar as such death or injury results from the negligence of the said Newlands Holiday Park, or the individual Company operating on the Holiday Park or any associated or subsidiary Company thereof as defined in the Unfair Contract Terms Act 1997.
Complaints - Any complaint you have with any aspect of your holiday should be reported to reception as soon as possible so that we can resolve the problem. We will try our
very best to help you enjoy your stay.
Accommodation - Reservations not claimed by 6 p.m.on day of arrival (later by arrangement) may be re-let. All rooms /units will be available from 3 p.m. on day of arrival
and must be vacated by 10.30 a.m. on day of departure. Accommodation must be left clean and tidy for the incoming tenants and all breakages reported to reception.
En Suite Rooms are situated on 1st floor (no lift) All have colour TV, fridge, toaster, kettle and microwave. Rooms are situated above our entertainment complex therefore some noise may be heard.
Apartments Large Studio room with kitchenette & double bed, a separate twin bedroom, shower room & toilet. There are nine apartments situated in a quiet corner of the park.These we call Studio Apartments. A special studio unit is available for partially abled guests.
We have six 2-bedroom poolside apartments overlooking the outdoor pool.
All apartments have TV, fridge, toaster, kettle, microwave, (full cooker in Poolsides), four ring hob in Studio. You will need to bring towels and tea towels.
All Caravans and Pine Lodges have TV, fridge, cooker with oven, microwave, shower (plus bath in Pine Lodges). You will need to bring towels and tea towels.
Only one car per unit. Additional cars must be parked in the car park.
Linen Bed linen is provided in all accommodation. You will need to bring towels and tea towels.
Touring Pitches Open mid February until early November. All touring pitches are allocated on arrival. Pitches will only be held until 6 p.m. on day of arrival, later by arrangement. Gazebos are not permitted during high season. Maximum unit size for Tourers 8m, Motor Homes 7.5m, Standard Tents (high season) 7m x 4.5m. We have a limited amount of space for super size tents up to 11m x 8m these can only be booked by phone stating the exact tent size at time of booking. No refunds for any wrong size given. No commercial vehicles allowed. Only one car per unit, any additional cars will be charged for and must park in car park. Serviced pitches are grass with 10 amp electric hook up. For 2016 we have hardstanding pitches with 16 amp hook-up for caravans and motorhomes. Premium pitches are hard standing with 16 amp electric, water and drainage. Standard pitches are all grass without electricity.We only allow breathable ground sheets, which may have to be lifted from time to time.
Arrival time for touring is from 11a.m. Departure time for touring is by 10.30 a.m. otherwise a further nights charge may be incurred.
No pitching is allowed after 8 p.m. without prior arrangement with the Park.
Lost property . Any items of lost property not claimed within one month of departure will either be donated to charity, or if unsuitable, disposed of. A minimum charge of £5 postage will be charged for any items returned by post
Dogs Only a few caravans are pet friendly, therefore if bringing a dog ensure you book early. Pets are not allowed in any other hired accommodation. Please telephone to ensure we have a pet friendly unit available. Dogs must be kept strictly on a lead and exercised in the dog walk provided. Dogs are not permitted in any of the public buildings and must not be left unattended in any unit, unless you are in the reception/entertainment complex where we can contact you. Dogs are not allowed on seats or blankets. Pet friendly units cannot be booked on line at present. A maximum of 2 dogs are permitted in any unit including touring.
Facilities Indoor pool, Jacuzzi and soft play open from mid March to end of October. Park open early March to end of October for hired accommodation and touring. See web site for further details. Outdoor pool is open late May to early September. Shop, Bar Food, Take away, Entertainment, Bar available mid March to October.(nightly entertainment School & Bank Holidays during April - October). Children's Club school holidays Easter,Whitsun,Summer and October half term. Please check school holiday dates with us as areas vary. If we think you look under 21 we will ask for proof of age in the Bar. Entertainment and children's club free.

Things to do on site and in the Charmouth area
Newlands is situated in the village of Charmouth, one of the Jurassic Coast's designated gateway towns. It's perhaps most famous for its beach and fossil hunting opportunities, though there are also a variety of South West Coast Path walks on offer.
Nearby the historic town of Lyme Regis offers more fossil-themed adventures at the beach and Dinosaur Museum. There's also an aquarium to explore, and don't miss a boat trip from the Cobb.
