About Gatton Waters Caravan Park

Peaceful lakeside touring set over 24 acres, this adult only site has an onsite coarse fishing lake and is great for escaping to the countryside whilst still being just 20 minutes from the beach. There are 78 spacious grass pitches, each measuring 10m x 10m and allowing a maximum of four people each in a caravan, campervan or motorhome. There is optional 16 amp electric hook up which is metered and charged at cost on usage plus applicable VAT, and settled at the end of the stay. There's plenty to do nearby from beaches, National Trust sites and trails, the Royal Sandringham Estate is also just five minutes away and is a popular spot amongst guests. A maximum of two dogs are allowed per pitch just please keep them under control, and no swimming in the lake. Campfires are not allowed, but you can have a BBQ as long as it's raised off the grass.

Gatton Waters Caravan Park is open from 22/03 to 05/10 in 2024 and from 21/03 to 04/10 in 2025.

Facilities and amenities

There are four toilet and shower blocks, washing up points and free WiFi across the site. Day and seasonal fishing tickets are also available. A licensed bar is also available during certain times in peak season.

There are a couple of pubs just a five minute drive away including The Union Jack in Congham and the Ffolkes Arms in Hillington, and for groceries there's a small Londis a 15 minute walk (2 minute drive) away or a larger Asda a ten minute drive away.

A note from the site themselves...

Gatton Waters was started from scratch by our parents James ("Bub") and Carolyn Donaldson in 1988 and grew to be a much-loved site, appreciated for the warm welcome extended to all of our guests, its beautiful location and the calm and tranquil environment.

Unfortunately, due to our Dad's poor health, things had to be scaled back but after a very successful relaunch in 2023, we are continuing to work hard to revitalise the site and bring it back to its former glory. We will continue the tradition of an adult only site, committed to a peaceful escape from the outside world and look forward to doing justice to the great site our parents built.

From arriving, being met by Mark and being taken to our pitch, the stunning view of the lake, the cleanliness of the site's facilities and the peaceful and relaxing location made the whole experience perfect. No hesitation in giving 5 stars. We loved it so much we stayed an additional night. Without a doubt we will go here again. Extremely recommended.

Cannot rate this highly enough. A very friendly and family run site. A beautiful location, with a gorgeous view of the sunset on "sunset ridge". It was lovely and quiet, with very clean toilets/ showers, they were inspected and maintained 3 or 4 times a day. We had a really lovely stay and will definitely be returning.

Awnings are allowed free of charge. Sorry, no pup tents or gazebos.

Check-in is available from 1pm until 6pm (or until 8pm if the late check out extra is selected). Strictly no arrivals after 8pm. Departure is due before 11am on your last day (or until 3pm if the late check out option is selected).

Yes, dogs are welcome with up to three allowed per pitch. Please note, breeds and crossbreeds listed in the Dangerous Dogs Act are not permitted.

BBQs are welcome, though they must be raised off the ground. Open fires of any kind are prohibited.

The site does not accept group bookings unless by prior arrangement. Hen and stag parties are not accepted.

The hooks ups are 16 amp.

Yes, guests can enjoy free WiFi.

Yes, guests can fish in the onsite lake with a small daily fee. The site does have a catch-and-return fishing policy in place, and you will need to be in possession of an Environment Agency license to fish.


Cast your line and wait for the fish to bite, the site has its own coarse fishing lake stocked with carp, roach, rudd, perch, bream and tench. What more could you want?
