About Waterloo Farm Leisure
This well-established, family-run rural retreat is run to the highest standards. It's a picturesque spot with tranquil lake views and easy access to neighbouring towns thanks to the nearby A-road. All of the pitches have been thoughtfully laid out so as to offer something for everyone, with some family areas and the rest being adult only for those who are looking for extra peace and quiet. A small number of 10m x 10m fully serviced family pitches are set on gravel-topped hardstandings with space for a large van, awning and car to all be on the hard base. There are also two grass electric family pitches, and the whole area shares a dedicated facility block. The rest of the pitches on the site are adult-only. Wellington View offers lovely views across the lake and out towards the countryside from its three rows of eight pitches. Pitches are fully serviced with a grass divide between them, each measuring 8m x 9m. If fishing is your game then the Wellington Lakeside pitches are for you, as each one is extra large, measuring up to 22m x 6m and in a prime location by the lake, each with two fishing pegs. Perfect for motorhomes are the three fully serviced pitches in a Waterloo View with views of another lake, set beside the site's cabins and spacious enough to include an awning on your hardstanding pitch. If you don't fancy a pitch, you might spoil yourself with a stay in the Norwegian log cabins. These self-catering options are perfect for a country break. Up to two dogs are welcome on all of the pitches.

Site rules and policies
Please bring your booking email when checking in at reception.
Any booking that has not had its deposit/balance paid by the due date will be cancelled with all monies already paid being forfeited.
The person making this booking will be present and responsible for all damages, liabilities and eventualities of this booking unless, prior to arrival, transfer of responsibility is accepted in writing by another attending party member with the Parks full knowledge and agreement.
The site reserve the right to decline or terminate the booking of any guest(s) whose party make-up or behaviour interferes or may interfere with the general comfort of other guests. In this event no refunds will be made. Waterloo farm Leisure and its facilities are intended for leisure enjoyment and will not tolerate rule breakages.
When booking a pitch the size of your unit, e.g single axle/double axel, must be stipulated at the time of booking to ensure that the allocated pitch is large enough. Should you subsequently alter your requirements the site cannot guarantee to provide an appropriately sized pitch.
Every endeavor will be made to allocate guests the pitch of their choice, however, it must be clearly understood that acceptance of a booking is not conditional on the allocation of a particular pitch. The site cannot guarantee that caravans booked in together will be beside each other on site.
The fire assembly point for the tearoom/ fishing lakes is point A, located in front of the Tea Room Carpark welcome sign. The Family site, Waterloo Motorhome Pitches and Log Cabins Assembly Point B is located in the Anglers Carpark. The Wellington View/ Wellington Lakeside & Junior Lake Assembly point C is located by the Junior Lake. In the event of an emergency dial 999 for the emergency services and notify the site manager immediately.
Dogs are allowed on site but remain your responsibility at all times, must be on a lead and not left unattended. By bringing your dog to Waterloo farm Leisure you are accepting full responsibility for its conduct and behaviour. It is also your responsibility to lift and dispose of any dog fowling on site. Any dog that is deemed to be unsuitable or a nuisance to other customers will result in the owner being asked to remove it from site immediately. Dogs are included up to two per party; any more will incur an additional charge.
Weekends minimum stay is 2 nights.
Bank Holiday minimum stay is 3 nights.
On arrival, all customers and visitors (including day visitors) are to report to reception in the Tea Room. Your arrival is welcome from 2pm. The latest arrival time is 6pm unless by prior arrangement, if by 6pm on your date of your arrival we have not heard from you we reserve the right to re-assign your pitch.
Your pitch number and directions to it will be confirmed on arrival. If you are in any doubt whether you are on the right pitch please check with the site. Any guest on the wrong pitch will be required to move.
All pitches must be vacated by 12 noon, otherwise an additional nights pitch fee may be charged.
Please do not ask to stay later than the departure time if you do not wish to stay for an extra night as refusal may offend. No refunds are given for early departures.
The maximum loading on each caravan hook up is 16 amps.
When booking your pitch, please ensure you book the correct site for family pitches and not adult only.
Please ensure you are aware of our deep fishing lakes, the site will not be held responsible for any accident involving children or parents breaking the site rules. They are enforced for you and your family's safety.
Children remain the responsibility of their parents or guardians at all times. It is particularly important that you always know where your children are, and that you provide adequate supervision for them at all times.
Although the site welcome families to the family site and log cabins, they do not allow ball games (football/cricket/baseball/hockey etc.) on site, as they can disturb the peace of others and may cause damage to property. The site encourages outdoor activities on the beautiful Brampton Valley Way and surrounding country walks and entertainment in the local area.
Please respect other campers pitches, and do not cut across them or let your children play in and around them or leave their property (including bicycles) lying around. Walking around the lakes or taking children to the adults only site is not permitted.
After you have paid your Deposit you may wish to change some elements of the Holiday, e.g. amount of occupants or length of stay etc. The site will try to meet your request. Any changes must be made at least 28 Days before the Holiday date, and be confirmed to the site in writing.
It may be necessary to cancel your break due to illness, accident or change of circumstances. There will be no cash refunds. Failure to arrive without satisfactory explanation or written cancellation will not be entitled to a transfer of stay
The site limits changes to your holiday during your stay, however they cannot accept responsibility or compensation for circumstances such as force majeure.
Force Majeure means circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather and acts of government.
The site try very hard to provide all facilities and entertainment as advertised. It may however be necessary to make some alterations in advance of your holiday. If such a change is necessary, the site will endeavour to advise you in writing as soon as possible.
The site always endeavour not to change the date or cancel your booking, but in exceptional circumstances, this may be necessary. The site informs you of the change of date or cancellation as soon as possible and give you the following options.
The person completing the booking is responsible for the conduct of their party, it is your responsibility to read the rules and regulations and abide by the rules therein. Not reading the rules is not an excuse for infringement. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking without refund. Waterloo farm Leisure reserves the right to ban individuals from future use of the site.
Alcohol may only be consumed in your caravan or motorhome, on your pitch or at your Log Cabin. Drinking outside of these is strictly forbidden and offence may result in your booking being terminated.
Drunk, disorderly or abusive behavior will not be tolerated. The site reserve the right to ask you to leave should this occur.
Open fires/camp fires are not permitted.
The use of generators is not permitted.
Please note that should you wish to extend your stay there is no guarantee that the same pitch will be available.
Ensure that your pitch is kept tidy and free of rubbish. All litter/rubbish must be placed in bin area.
Flags, ensigns and pennants are not to be flown.
No loud games are to be played in the camping area.
No loud music or noise that interferes with others enjoyment of the site.
No hook-up extensions or split lines are permitted without prior consent from management and payment.
The fishing lakes are private for fishing, walking around the lakes is strictly forbidden.
No construction of any sort is to be undertaken on the pitch.
The caravan park is under 24 hour surveillance.
Noise must be minimized by 10pm
Waste disposal from chemical toilets must be emptied in waste disposal area.
Clotheslines outside caravans are not permitted. There are drying facilities in the laundry room on site.
Any behaviour deemed to be a nuisance or anti-social by the management will not be tolerated and management reserve the right to admission and eviction.
Dog walking on site is allowed, but must be kept on leads and not left to roam.
The site cannot accept responsibility for your possessions or any personal injury of any kind sustained while on our land, subject to Section 8 - Liability. You must not stray into fields or buildings around the farm. This is for your own personal safety.
Any accidents on the site's land must be reported at the farm house or a member of staff so they can log them in an Accident Book.
The site reserve the right to back charge your payment method for any damages or disturbance to other guests on site. This will be a minimum of £50. Any damages should be discussed with the site and they will come to an appropriate charge. Excess cleaning will also be billed at a minimum of £50 and then subsequently charged at £15 per hour thereafter, should you leave any accommodation in an unsatisfactory state. You will be notified by email on the one given when you booked.
No Triaxle Caravans (5th wheelers) without prior notice and agreement and total weight stipulated prior to arrival.
The speed limit on the site is 5 mph.
All vehicles must conform to the Road Traffic Act and have current tax, MOT and insurance. The provisions of the Highway Code apply to the roads on the park
No recreational vehicles can be used on site. This includes motorised scooters. Disability scooters are acceptable.
No mechanical or repair work is to be undertaken on site.
Only one vehicle can be parked next to the pitch. All other vehicles including trailers and boats, unless agreed with the management, must be parked in the parking area provided and paid for accordingly.
Please use your allocated pitch, do not cover the grass dividing the pitches as this is our fire safety gap and should not be obstructed. You will be asked to move immediately.
No parking on the grass, your awning cannot cover any grass areas and must be pegged into the gravel.
Parents/guardians, please be aware that children must not wander around, or play near any of our Lakes due to the stringent Health and Safety regulations governing our site.
No marked vans, commercial vehicles/trucks to be parked on the campsite without prior permission.
You cannot claim residency, use this address as your personal address, start a business using this address or claim any benefit using this address or business details.
No post or mail can be delivered to customers here and will be returned to sender if found.
Your visitors are welcome, but must first register and pay at Reception to obtain a Visitor's and Parking voucher. As the site are unable to give out any information with regard to who is present on site at any particular time, please arrange to meet your guests in the Tea Room when they arrive and let management know prior to arrival. The charge is £6 for a car. No children are allowed to visit the adult-only site.
If you are dissatisfied with any aspect of your stay, please speak to the Park Reception or management. In most cases they will be able to help you immediately so that you can enjoy the rest of your stay. However, if you are still dissatisfied, you must speak to the management and record your complaint with them.
Anyone defacing or causing damage to any buildings, equipment or property of the park faces immediate eviction and prosecution. The pitch hirer will be responsible for and charged for any damage /loss caused by themselves or their visitors to the pitch or to any park facility or other resident's property. Your personal belongings, vehicles, vans and their accessories and contents are left at your own risk. Waterloo farm Leisure or its staff will not be liable for the loss, theft or damage of any property nor for any injury, accident or mishap to any person in the park. Customers must ensure that their property is secured and fully insured for any unforeseen eventuality.
As your satisfaction of the holiday accommodation is of paramount importance to the site, Waterloo farm Leisure runs an 'Auto Debit' scheme, this means that if anyone vacates the park having damaged or violated our terms and conditions they will have their account debited by the amount to rectify that situation. This is to ensure that the standard of the site stays at this high quality.
Where the site are responsible for your loss of equipment or personal belongings, the maximum liability shall be no more than to refund the amount paid by you for the holiday.
As the Campsite is located in a rural environment, they do not accept responsibility for any damage, injury or inconvenience caused by livestock, plants, trees, wildlife or weather. The site advise you to have the relevant insurance.
Should any of the vehicles owned by your party get stuck and require assistance or towing, the site shall not be held responsible for any damage caused to the vehicle(s). You should check that your insurance cover will allow secondary towing. There may be a charge for this service of £10.
Things to do on site and in the Market Harborough area
If you're bringing your four legged friends, you'll find many excellent dog walking routes nearby and country trails to explore. The Brampton Valley Way runs through this site with direct access onto it. Being National Cycle Network route 6, it's well used and very popular for all ages!
Fishing is a favourite activity here with three fantastic lakes, all well stocked and to suit a range of levels. After a day relaxing by the water, the tea room is the perfect finishing touch.
For family days out, a visit to Wicksteed Park, 20 minutes away is a must. You can enjoy boating on the lake, getting soaked on the water chute, playing on the dodgems and even meeting the meerkats!
If you're looking for picturesque walks, Pitsford Reservoir 15 minutes away is a great location. With friendly wildlife and scenic waterside walking paths, it is the ideal spot for a peaceful afternoon, especially on a sunny day.
