About Ettrick Valley Yurts
Take a breath of fresh air in stunning scenery while enjoying a stay in one of these gorgeous Mongolian yurts. The surrounding valley covers a large area from Selkirk to Moffat, with some of the finest scenery in Scotland. The views around this small and exclusive site are simply stunning, it really is a romantic idyll. The five beautifully-crafted yurts are right in the heart of this beautiful landscape, some thirteen miles from the town of Selkirk. Each sleeps 6, perfect for a large family or group of friends. Inside you'll find a mix of beds, sofa beds and futons, as well as a cooking area which includes a gas burner and grill as well as a stove top. When you arrive your fire will be set and ready to light with a starter bag of logs and matches provided and additional supplies can be bought in the small shop on site. Take the opportunity to fully unwind and forget any nagging cares from work and home. Come here to walk, cycle, fish, or simply to relax and gaze at the stars in this area's stunning dark skies.

Site rules and policies
By booking your holiday with Ettrick Valley Yurts you agree to the following terms and conditions:
BOOKING
To make a booking we require a non-refundable 25% deposit made payable on line (with 2.29% surcharge) or by direct bank transfer. The remainder of the payment must then be made no later than 1 month prior to your arrival date. If the final balance has not been received by this time we reserve the right to cancel your booking and retain your deposit. For bookings with arrival dates in less than 1 month, a full payment must be made to secure the booking. Payment details will be sent out in an e mail confirming your booking.
We strongly advise you to take out holiday insurance when you book your holiday.
CONTRACT
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email. This is also the case for bookings not submitted on line.
CANCELLATION BY YOU
Deposits will not be returned for cancellations. Please inform us immediately if you need to cancel by telephone and then in writing. We will do our best to re-let the yurt and if successful we will refund the value minus the deposit. You will be liable for the rent in full if we cannot re-let the yurt. We recommend that you take out cancellation insurance at the time of booking your holiday.
CANCELLATION BY US
In the event of accommodation being unavailable due to any unforeseen circumstances we reserve the right to cancel your holiday and cannot accept liability or responsibility. Under such unlikely circumstances we will refund any monies you have paid to Ettrick Valley Yurts to that date. We will not be responsible for additional expenses incurred as a result of cancelling your holiday.
OCCUPANCY
Occupancy of the yurt must not exceed 6 people and we reserve the right to refuse occupancy if the numbers exceed this. The booking will then be deemed cancelled with full loss of payment.
AGE POLICY
We do not accept bookings from anyone under the age of 18.
ARRIVAL
All yurts are available from 4.00pm on the day of your arrival. We would appreciate it if you could let us know your estimated time of arrival so we can arrange to meet you. If you arrive very late we will make arrangements for you to collect a key locally to your yurt. Please phone us from the shop with the number provided and we will come and greet you as soon as we can. Cars are not allowed on site except for disabled access where previously agreed, and wheelbarrows are provided for transporting your luggage the short walk from the car park to your yurt.
DEPARTURE
All yurts and facilities are to be left clean and tidy (as you found it) not later than 10.00am on your departure day. All rubbish and recycling is to be disposed of responsibly in the bins on site or taken away with you. Any items are to be returned to the appropriate places and keys must be handed in.
BREAKAGES AND DAMAGE
At the time of paying your final balance we request a refundable (within 10 days of your departure) deposit of £50 against breakages and damage. Please check your yurt and the contents on arrival and let us know as soon as possible if there is anything missing, broken or if you need help with anything and we will endeavour to remedy the situation as soon as possible. It is not our policy to give refunds for anything we can remedy which makes your stay less than enjoyable without being contacted first either by phone or in person. Should any significant damage occur during your stay you will be held responsible and must make good to the lowest market value. We reserve the right to charge for excessive cleaning where a yurt has been left in an unacceptable condition through waste, litter, interference with the structure, movement of furniture and contents etc.
NEGLIGENCE
Guests will be held responsible for any fire, damage, or alteration to the structure of the yurt or other parts of the site caused by negligence. It is prohibited to interfere or adapt the structure of the yurt in any way.
INDIVIDUAL YURT
The yurt allocated to you on confirmation of your booking is provisional and we reserve the right to alter this to an equally suitable yurt on arrival if absolutely necessary.
CHILDREN
You are responsible for the supervision of your children at all times. Please be aware of their activities by the stream/river especially and around fires and stoves. We have fire guards available for the stoves in the yurts. Ettrick Valley Yurts accepts no responsibility for injury incurred on site and axes, fires and knives should be used by a responsible adult only.
TERRAIN
Paths are provided to the yurts but may be uneven and slippery at times. The yurt site is a field with some steep banks and stony terrain by the stream. Please take care and bring appropriate footwear such as wellies or hiking boots. Ettrick Valley Yurts accepts no responsibility for injury incurred on site.
NUISANCE
Loud noise and nuisance will not be tolerated and guests must be respectful to other guests on site, as well as to the general tranquillity of the area, and the surrounding farmland and livestock. Noise must be kept to a minimum after 10pm. The countryside code must be followed at all times. Guests who are deemed to be causing a nuisance can be liable for loss of deposit money and/or ejected from the site without a refund.
STOLEN PROPERTY
Ettrick Valley Yurts cannot be held responsible for any lost or stolen property.
NO SMOKING POLICY
Smoking is not allowed in the yurts or other buildings. Anyone who smokes outside must dispose of their cigarette butts in a bin and NOT litter the site with them.
WOOD BURNING STOVES/FIRE SAFETY
Please don't leave any fire/BBQ/candle unattended. Never hang anything on or close to the fire guards or close to the wood burning stoves. Always wear gloves when tending the wood burning stoves. Please do not have any naked flames in the yurts. Candles are allowed in lanterns only. Fires are restricted to the wood burning stoves, BBQs and fire pits only. On arrival please read the safety notice in your yurt. Stoves, BBQs and fire pits should be lit and tended by a responsible adult only.
FACILITIES
Ettrick Valley Yurts provide a starter pack of wood and all the gas required for your stay as well as use of the toilets, showers, fridge and freezer on site. These facilities are for Ettrick Valley Yurts guests only and must be left in the manner in which you would like to receive them.
WILDLIFE
There is a lot of wildlife in the area for you to enjoy. However, please make sure you leave all food in containers/cool boxes so mice are not tempted in to the yurts, and put all rubbish in the bins provided to prevent foxes scattering it. Please watch out when sitting/walking through long grass for ants and ticks. Also insect repellent may be necessary in the summer months in the evenings. Ettrick Valley Yurts accept no responsibility for injury by wildlife incurred on site. Please also be respectful of the wildlife and tread carefully.
HUNTING AND FIREWORKS
No firearms, hunting paraphernalia, or fireworks are permitted in the yurts or on site anywhere. Fishing permits are required and can be purchased in Selkirk or online before your stay.
Things to do on site and in the Selkirk area
It's easy and enjoyable to idle a day away pottering around the stream with kids. There is so much wildlife to watch out for and the feeling of sitting outside your yurt to watch birds, bees and squirrels go about their business is unbeatable.
After dark make sure you gather around a camp fire, toast marshmallows and gaze at the countless stars visible in the night sky without any city light pollution.
There are plenty of walks in the area, to suit different fitness levels, if you are feeling like a stroll or a challenge, with maps and directions provided. The Ettrick Valley is also a wonderful base for exploring the Scottish Borders with its rich cultural and historic heritage, so make time for Grey Mare's Tail and St Mary's Loch. Don't miss the Southern Upland Way and the Borders Abbey Way.
Rolling hills and quiet winding roads make the valley perfect for cycling, so get out in the lovely scenery and find a real feeling of escape. Cycle across the Ettrick and Yarrow Valleys to Innerleithen or follow one of the several major cycling routes such as The Tour of the Borders which pass by the yurt site.
Local pubs are on hand to keep you going, too. Mountain biking routes in the area are some of the biggest with two of the world class 7 Stanes Centres situated close-by at Innerleithen, and Glentress.
You should be spoilt for choice here with several excellent golf courses all within about 30 minutes drive from Ettrick Valley Yurts.
The Scottish Borders are a great place to go fresh water fishing. The tranquil Ettrick River is a key location for salmon returning to spawn. The Yarrow and Tweed nearby are equally famous for their fresh lively salmon. They can all also be fished for trout.
Down the road at Selkirk there is the beautiful Bowhill Estate with the Earl of Buccleuch's amazing collection of furniture, ceramics and paintings. The accompanying grounds are stunning on a sunny day and there is also a Victorian kitchen to visit and an adventure playground.
Turning the other way and travelling around 20 minutes, Traquair House is the oldest inhabited house in Scotland. It's home to mysterious stairways, hidden cellars full of secrets and a host of intrigue. There is a maze in the grounds, and the famous Bear Gates have remained unopened since Bonny Prince Charlie passed through them for the last time.
